New practices are gaining approval for separate pocket home programs

In northwest London, Threefold Architects received planning permission for 149 affordable one-bedroom apartments on a former Halfords retail warehouse and an adjacent parking lot in Harrow.

The project on Sheepcote Road, which marks Pocket’s debut in the London Borough of Harrow, includes 16 wheelchair-accessible apartments, gardens with allotments and roof terraces on the fifth and eighth floors.

Meanwhile, Gibson Thornley’s 48-unit project is being built in an underutilized parking lot previously owned by Greenwich Council near the Charlton Athletic Football Ground on The Heights Estate in southeast London.

A mixture of one- and two-bedroom apartments is being offered exclusively for “Greenwich’s medium-income first-time buyers” for 20 percent below market value.

The development, Pocket’s first in Greenwich, has two “brick pavilions” connected by a “generous” glazed core.

Together, the nearly 200 homes will be added to the 1,000 homes in the future pipeline from Pocket and a similar number that have already been built.

Nick Cuff, Pocket Living’s Chief Commercial Officer, said, “Pocket Homes offer ordinary Londoners a first step on the real estate ladder away from flat shares or living with mom and dad.

“With a post-covid market in mind, it is clear to us from our own research and the interest we have had across London that there is a sizable group of first-time buyers who are or are either excluded.” Not attracted to existing avenues of ownership – this is where Pocket plays a big role.

“We have seen tremendous demand for our affordable homes, much of which are powered by key workers – nurses, firefighters and teachers – who want to take root in the capital and find a place of their own.”

Sheepcote Road is scheduled to begin on site early next year and be completed in 2024. A schedule for the Charlton project is not yet known.
